Investigated plenum space and RTU penetrations.
Removed ballast stone from corresponding roof areas.
Inspected EPDM roof membrane for damage and waterproofing issues.
No punctures or issues found local to leak area on show room floor local to bathrooms.
Inspected interior of HVAC RTU.
Made test cuts in roof membrane at each corner of RTU to check insulation for moisture. No moisture found.
Sealed electrical penetration and areas on exterior of RTU using M1 sealant.
Located open/ damaged curb flashing on neighboring RTU. Repairs made using 9” EPDM flashing and lap sealant.
Located tears along roof termination of parapet wall local to leak in show room/glass wall. Repairs made using M1 sealant.
